Scope: between 7.5 and 15 million Euro. (2 to 3 million Euro per building)

What do we finance:

  1. Homes, offices, retail, hotels, logistics
  2. Existing buildings, all Loans on basis of existing cash flow

What do we not finance:

  1. Industrial complex, “care” real estate
  2. Development/redevelopment/renovation


  • Borrower: Loans will be only provided to legal persons.
  • LTV: up to 80% of the market value
  • LTB: up to tot 90% of the Beleihungswert(*)
  • Redemption: dependent on segment and quality between the 1.5% and 4.0%
  • Tenor: long running Loans (also 20 year and longer)
  • Creditworthiness: DSCR of 110%

(*) The Beleihungswert is a value based on the thought that this on a longer term can be realised at any desired moment. The Beleihungswert has been set by the German central bank as point of departure for the securitisation of Loans up to 60 % of that value in the so-called Pfandbriefmarkt (debenture note market).
